Javier Martinez - Founder & Principal

Javier is Artifact’s CEO, managing firm strategy and direction while overseeing all development efforts to deliver maximum investor return. Javier has worked on the acquisition, construction and operations of many large scale real estate transactions during his tenure at Len Blavatnik’s Access Industries, including global hotel, commercial and residential developments. Major projects include Faena Miami, Faena Buenos Aires and The Ocean Club in the Bahamas in addition to acquisitions of large and small companies including Warner Music Group, LyondellBasell, and Songkick, a music ticketing company. Javier has a Bachelor of Science from the Stern School of Business at New York University.

Geoff Bartakovics - PRINCIPAL

Geoff is a Principal at Artifact, responsible for translating firm strategy into operational execution. He is an experienced media and technology executive who has founded, led, and exited multiple startups, including Tasting Table—an early leader in native content advertising—and Housing.Cloud, a property management SaaS platform for colleges and universities. He has served as an advisor and board member to organizations across a range of industries. Previously, Geoff was a Business Manager in mortgage-backed finance at UBS Investment Bank and a Systems Analyst at Deloitte Consulting. He earned his degree from the University of Chicago and was a Fulbright Fellow at the University of Hamburg

ALESSANDRO CIMINI & IGNACIO LAMAR - ARCHITECTURAL DESIGNERS

As founders of ELOD STUDIO, Alessandro and Ignacio manage all architecture and construction for Artifact. They have actively practiced architecture, urban design and interior design through ELOD in Harlem for over 15 years, bringing Artifact a critical blend of local knowledge and community familiarity. Alessandro has extensive experience with gut rehabilitation and adaptive reuse of nineteenth and early twentieth century urban buildings. Alessandro graduated from the Facolta di Architettura at the Universita degli Studi di Roma in 1997 and has an MS in Architecture and Urban Design from Columbia University. He was also a visiting Professor at the School of Architecture at Syracuse University in New York. Ignacio graduated from Universidad Central de Venezuela, Caracas in 1990 and has an MS in Architecture and Urban Design and Advanced Architectural Design, both from Columbia University. He was a Visiting Critic at Columbia University and Syracuse University School of Architecture in New York.

Marcel beffort - CONSTRUCTION PROJECT MANAGER

Marcel Beffort is a Construction Project Manager, overseeing projects from pre-construction through closeout. He coordinates contractors and subcontractors, manages schedules and budgets, tracks procurement and lead times, and drives field execution through punch lists and turnover. Originally from Silver City, New Mexico, Marcel earned a B.A. in Political Economy from Antioch College, where he focused on ecological sustainability. His academic work examined resource systems and their downstream impacts, from water management in California’s San Joaquin Valley to Nigerian oil politics and the socioeconomic effects of masculinity-based marketing in the United States.

ANMOL KIRPALANI - CONSTRUCTION PROJECT MANAGER

Anmol Kirpalani is a Construction Project Manager with a background in real estate development, planning, and on-the-ground project execution. He brings experience across the full deal and development lifecycle—from market analysis and due diligence through approvals coordination and delivery—supporting commercial, industrial, and residential teams in the U.S. and Canada. He previously served as an Associate in Real Estate Development & Planning at Sigma Group of Companies (Toronto), with earlier roles spanning real estate analysis and property management, giving him a practical, end-to-end perspective on how projects are scoped, financed, built, and ultimately operated.

AR Construction

AR Construction (All Renovation Construction LLC) is a NY State / NYC MBE certified full service General Contractor offering broad-spectrum of services to developers and residential clients. Since 2007, AR has specialized in high-end renovation construction projects and has a proven track record in the timely completion of full-gut landmark brownstones, townhouses and apartment renovations. AR also self-performs interior carpentry services for projects ranging 30,000 - 300,000 sq ft of rehabs and ground up projects lead by Prime General Contractors in association with HPD, DASNY, and non-profit organizations. AR's team has developed strong relationships with trusted subs and vendors since 2007 which ensures continued delivery of projects on time and within budget.

MADSEN CONSULTING ENGINEERING

Madsen Consulting Engineering is a Structural Engineering firm founded by Erik Madsen, PE and Cristian S. Vimer, PhD, PE. The team is comprised of eleven staff members, including five licensed engineers. The firm has extensive expertise with all types of new and existing buildings, including residential, commercial, educational, hotels, healthcare institutions, cultural projects and art installation. Madsen consulting Engineers also has deep experience with affordable housing projects funded by government agencies such as HUD or HPD and with projects that require approval from the MTA, DOT, PANYNJ or other government agencies.
